Dear Homeowners,
We hope this letter finds you well. We are writing to inform you about an important matter regarding the irrigation system that serves our community.
As you may know, the irrigation system along a main section of Elliot Street has been deteriorating rapidly. Over the past few years, we’ve experienced multiple breaks in this section, including last summer’s break at the corner of First and Elliot, which cost $15,000 to repair. These ongoing issues are depleting our reserve funds and shortening our watering season, which impacts the value and beauty of our properties. As a reminder, it is our collective responsibility to maintain the irrigation system. Since there is no external city funding available, we must rely on our shared efforts to ensure its upkeep.
The Problem
While we currently have just under $80,000 in reserves, repairing this critical section of the irrigation system will cost $170,000. Without action, the system’s condition will worsen, leading to even higher costs and greater disruption.
The Solution
After canvassing many of the families in the neighborhood, we received overwhelmingly positive feedback on the idea of a one-time assessment to address this issue. Based on this input, the board has decided to impose a one-time increase of $600 per household for 2026 to cover the funding gap. This fee is all-inclusive and covers your annual dues for 2026.
To expedite the repair, we will secure a line of credit from the bank to begin work immediately while we collect dues. Since the association has no collateral to secure the loan, we are grateful to the Korfiatis family, the Tomalty family, Mike Lynch, and Debbie Carlson for stepping up as guarantors.
What This Means for You
$600 one-time assessment/dues for 2026.
We would appreciate payment as soon as possible to get the bridge loan paid and remove the risk to the guarantors.

Payments are due on or before April 30th, 2026.
Repairs will begin as soon as possible (April 6th) to ensure the irrigation system is operational for the upcoming season. Repairs are due to be completed within 2 weeks if all goes well. Up to a month if they run into un-forseen issues. We sincely hope it does not take more than two weeks but the board felt it was best to get this repair/replacement before the heat of summer kicks in.
We are using Allied Trenchless a company that has specific equipment designed for going underground to repair the pipe, reducing the impact on those properties where the line runs. Those directly affected will receive flyers at their home to ensure they are aware of the repairs being done.
We understand that this is an unexpected expense, but it is a necessary step to preserve the irrigation system that benefits all of us. Thank you for your understanding and support as we work together to maintain this vital resource for our community.
